I notice the article in Spanish Insight regarding Tourist Apartments in the Murcia Region being sold for permant residency. Can anyone tell me more about this, and if Aparthotels are classed as Tourist Apartments I have purchased a property due for completion in May with the intention of living there and being calssed as Aparthotel, I am now concerned!!

How much IVA did you pay?
If you paid 7%, that is for residential properties and they are treating your property as such (despite its official classification).
If you paid 16%, that is the rate of IVA for properties with an economic interest and no, you shouldnt be living there.
Have you applied for your mortgage yet? If the bank will lend you 70/80% mortgage they are also treating it as a residential property despite the classification. You should only get about 50% for touristic apartments.
This is something that varies from area to area. Where I am almost half the town are living in touristic properties with big mortgages and no worries.

Thank you for that (to Jerezgirl). I have payed 7% IVA and the bank has agreed to a 60% mortgage so you have put my mind at rest.

Be carefull with the Tourist apartments. By the law, you are obligated to rent the apartment for a period of time every year and you have to rent it with an licensed company. No all the estates agencies can do it.
