Very interesting report, however i have 1 question : Is the m2 calculated on the inside space or, what seems to be the norm in spain, outside inclusive walls, 50% of terraces/garage and so on ?
A nice detached villa in Sierra altea can be described as 400m2 and actually be less than 180m2 inside space. That can be confusing as most other countries that i am aware of calculate inside space (germany, netherlands, austria) and describe terraces and garages seperatly.

region is holding up, yes? Particularly interested in Javea. Reports like that are a bit baffling for someone as uneducated as me. Cheers.

If you are looking for a house in Javea, there are so many on sale there that there is certainly room to offer a lot lower than the asking price. I just came back from a trip to that area and especially in the javea region the number of houses to choose from is very big.
Remember that the report is always a history of house prices not the current market, and don’t forget to always calculate the ground price + construction costs so you can figure out the amount that the property is overpriced.

The number of properties for sale in Javea is not as great as it seems, with over 200 estate agents in the town many of the properties are listed with several agents. Often agents will collaborate with others so again details are duplicated and some will purely crop properties from other websites and post details in their own formats to boost their own apparant portfolio.
When all is said and done there is a good choice of properties available so be bold with your offers.

Solely by looking at the price of houses being advertised here now and what we paid for ours (and the prices of others we looked at), I would say prices have gone up a lot here in the last 2 years…or we were very lucky with what we paid…
No expert though..
