Champneys coming to Marbella

      Construction said to commence 1 March.

      ‘In order to maintain consistently high standards of operation for both Champneys and Investors, apartments and penthouses can only be rented through the Champneys Rental Pool…’

      The rental pool pays the owner 50% of income for the month, “…Although we do not guarantee rental incomes…”.

      I can’t see the anticipated completion date anywhere on the website; maybe someone else can. It will be just off the A355 apparently. Looks like apts start at around 700,000 Euros!

      As someone who has been involved in the Champneys Marbella development I am surprised that this has been dismissed so quickly and with so little reason.

      I would invite you to visit : http://www.champneys.co.uk which is the official Champneys site and then look down the left hand side margin on the home page for the link to the Marbella development.
      It is not a question of how many people will fall for this one – it is more a question of how many people will benefit from the faith one of the UK’s larger leisure companies is placing in the Marbella area.

      Anyone genuinely interested in the future of Marbella should welcome this news. Those looking to see its demise will be sorely disappointed.

      The website is like the marketing/sales pitch I had to give once on an American marina project – “You’re not selling property, you are selling a lifestyle”.

      Are there already problems? It says: “To find out more about Champneys Marbella please click here” which I did and I got a rather snooty: The website declined to show this webpage.

      Declined? Do you think they can see I’m wearing slippers from M&S ? 😯

      The rental example quotes daily rates of 500 and 600 Euros for a standard apartment and penthouse respectively. This is a median rate so somewhere between low and peak season.

      Unfortunately with an ever deepening Global recession I simply do not believe anyone would pay rates of that order.

      The most exclusive hotels in Spain would be far cheaper in this climate.

      It’s not even in Marbella. Would be interesting to see how they got licences there 😯 Wonder how much the community fees are!Better hurry though, some of the penthouses are reserved. Bet even a footballer or Z list celeb will be buying one. coming soon in the Daily Telegraph property pages 😆 😉

      Advent – ah, you fixed the problem, well done you …..and I didn’t even have to remove my slippers. 😉

      I hope you don’t mind me pointing out another little problem:
      Looking at the floor plans, I was surprised to see (even in the penthouses) that ensuite wc’s are backing onto the same wall as the bed. Not very clever if ‘nature calls’ in the middle of the night. I wouldn’t like to be the one sleeping the other side of the wall when the wc flushes.

      Thought it was an architect’s basic rule never to have a toilet and bed sharing the same wall – or is it all to do with getting back to nature?

      You may be interested to know that work commenced on site today – 11th March.

      In response to the architectural questions – I’m afraid that is not my remit, but I will happily pass the comments on. You may, of course, prefer to contact the developers directly via the website – they will be more than happy to hear from you.

      As for the location – the development is in the Municipio de Ojen – approximately 10 minutes drive from the centre of Marbella: http://www.champneysmarbella.com/location.html

      and the investment it represents.

      Okay, so I had to laugh at this.

      First as has been mentioned before, how did they get permission for this?

      Second, this is not a Champneys development. It looks like the developer is someone called Martin Needham and although I may have surmised this wrong; it seems to be just another apartment development that on this occasion has a health spa attached. Nice PR I guess.

      Third, whoever has run these numbers must have previously been employed by Allen Stanford. Let’s walk through it shall we………….

      I want the full treatment, 5 stars all the way. So I take myself off to one of their places in the UK, book a nice suite for a week and have treatments every day. Of course they feed me, make up my room and tidy up after me. Full hotel treatment all in for an average of £2,600 (over the 4 UK sites). Oh, and that’s for myself and the wife.

      Or;

      Pay for my flights to Malaga (be kind, 100 Euros return). Cab to Marbella…..sorry the back of Ojen (a few minutes to Banus apparently)……100 Euros and then up to my apartment which has set me back 3,500 Euros for the week. Next up pay for my treatments, on average around 200 Euros per day per person, hire a car to get to the shops to buy my food for the week, around 200 Euros, and book a restaurant or two in Banus (and the cab to get home) another 200 Euros. Allowing for a rough exchange rate that lot has just set me back £6,500.

      I like Marbella (not Ojen) and the wife likes a Spa………..do we like it enough to spend two and a half times the UK price? I think not.

      (Just in case I worked this out wrong and if you book the apartment all treatments are included, although the rental blurb does say “………….aiding the requirements of taking advanced bookings for accommodation and spa packages” then Champneys 250 Euros per day cut from your room rent covers the Spa packages as well as any other overhead they run. Looking at the UK day rates, even at a basic level they charge out at £150, so not much income for them there.)

      And to top it all, they are projecting over 50% occupancy every 12 months.

      Complete and utter tripe and the usual CDS hype, bluster and emperors new clothes in my opinion. I would recommend any “investor” with even half a brain deploys a very large bargepole on this one.

      You make some good points. Exactly my thoughts too. The community fees will probably be very high too.

      On a simple note I would not trust any developer who uses the name Marbella when it is really ojen!

      I, agree However to be fair to them, not many people know where Ojen is. Did they something like how many kilometers it is from Marbella.

      Do, you know that Julio Iglesias use to or still has a place in Ojen.

      Did you know Ojen’s boundries go right along to Elviria? I have seen him twice, once in the farmacia and once when I was walking the dogs in the campo…he said buenas dias and he was wearing strange brown make-up! He was on a quad bike.

      Ojen is a little gem behind Marbella, hope it is not going to be spoilt by developments such as this 😈

      I tried to find the development today, nothing. Why can they not put a map and good directions on there web page. Why can they not post on there web site the building licences for there project.

      Also is there any guarantees for the income they are talking about.

      If the works started on the 11th March who are the contractors.
