That gives them useful visibility into trends that don’t always show up in the national data. Their 2026 report suggests Spain’s upper tiers are holding up better than many expected.
Stronger than the European backdrop
Whilst various European markets have been slowing under the weight of higher rates, Spain continues to stand out. Home sales in the first half of 2025 hit their highest level in more than a decade, and prices rose faster than at any time in almost twenty years. Prime and super-prime homes are expected to notch up further modest growth in 2026.
The report highlights three themes. First, Spain has become something of a value play in Europe’s prime market thanks to competitive pricing and solid international demand. Second, supply remains tight, especially at the top end, with only around 14,000 homes above €2.5m on the market nationwide. And third, according to the company’s own sales, foreign buyers now dominate this segment, accounting for the majority of transactions and, in many cases, buying without financing.
A few trends to watch
Branded residences continue their march into the mainstream, with Spain now home to dozens of schemes and many more planned. Lifestyle expectations are rising too, with buyers increasingly focused on services, wellness features and flexible-use homes. Apartments remain the most popular choice, though large-plot villas and penthouses with outdoor space also attract strong interest.
