Balearic market update (H1) from Engel & Völkers

Property sold by Engel & Völkers in Mallorca

The long-established leader in upmarket Balearic real estate has released its latest half-year property market report, confirming the islands’ enduring strength and international appeal.

Engel & Völkers, a fixture of the Balearic property landscape for more than three decades, has just published its Balearic Islands Market Update – Half-Year 2025. The company has long been the go-to source for reliable, data-driven insight into the region’s property scene, blending deep local expertise with hard numbers from official sources such as IBESTAT, the Land Registrars, the Housing Ministry and the Notaries.

Stable growth, strong demand

The report paints a positive picture of market stability. Home sales across the islands totalled just over 7,300 in the first half of 2025 — slightly above the ten-year average. Prices continued to rise, consolidating the Balearics’ reputation as one of Europe’s most resilient and desirable housing markets.

Residential construction increased by 44% in the period, suggesting some easing of supply pressure ahead, though limited land availability remains a structural constraint. Engel & Völkers’ own results mirror these trends, with Balearic sales volumes up 12% year-on-year and the average sale price climbing 9% to around €1.8 million.

Foreign buyers still key

Overseas purchasers accounted for 28% of all transactions, led by German-speaking buyers (over 40% of the foreign total) and followed by British buyers at around 10%. The report also highlights buyer trends across the islands:

  • Mallorca (Majorca) shows renewed momentum among both second-home and relocating family buyers.
  • Ibiza stands out for design-led, eco-friendly villas with rental appeal.
  • Menorca (Minorca) continues to attract those seeking authenticity, peace and sea views.

A reliable barometer for buyers

Together the findings present a market underpinned by lifestyle appeal, investor confidence and long-term value. For anyone researching or planning a purchase in the Balearic Islands, the Engel & Völkers Market Update H1 2025 is a recommended read and one of the most reliable sources of intelligence on the islands’ property market.
