Foreign buyers take record share of Barcelona housing market

More than a quarter of Barcelona home sales involved a foreign buyer in the last quarter of 2023 as local buyers slumped.

Of the 3,274 home sales registered in the land registry in the last quarter of 2023 894, or 27.3%, involved a foreign buyer, reveal new figures from the Catalan regional government (illustrated above).

Looking just at sales to private buyers (excluding companies) the market share of foreign buyers was 33% in Q4, meaning that one in three buyers came from abroad.

The rapidly rising market share of foreign buyers in Barcelona says more about the slump in local demand than the rise in foreign demand. Local buyers plunged 25% in Q4, whilst foreign buyer numbers remained unchanged from a year before.
