It’s true, the flat should have been delivered earlier…and??? I’m a particular…not a member of Grupo Mena. So no problem at all, it will be delivered in March-2007 and that’s all folks! 🙂

Well, forgive me for being sceptical but my Grandfather was spanish and its unusual for anyone to miss out on Fernández (your name) málaga (even I don’t usually forget this one!) also Urbanización.
In order to mitigate possible financial damages and problems, the developer is offering the purchasers the chance to claim compensation. This compensation, fixed at 6% of the amounts paid up until this last January,as established by the law, will be discounted from the final payment at the time of signing the title deeds. Acceptance of this proposal means the buyers renounce their right to take legal action in the future regarding this issue.
The chances of getting 6% compensation is negligible! Nobody I know has got 6%.
Not sure which are the hidden interests behind your answers, but it looks far away from fair being so malicious…Give your advice to those who trust your sources but it is not necessary to be cruel.
By the way, more than 35% of all the developments in Spain are delivered with delays, even the flats that the goverment and city halls are building.
And for the experts in spanish ortography, spaniards almost never write accents in mails, forums, etc…unless they are official..
Isn’t a personal name enough to be official 😕 Cesar who posts on the forum never misses his out and neither do most people on forums I read. I don’t have any agenda and as I said before maybe I am clouding the main issue..I just found it rather strange. Hope the apartment turns out ok. one day and the high community fees are sorted. 🙂
Getting back to the apartment at El Soto, leaving aside the year delay which was enough to put us off and ask for our money back. There are still a lot of people in the first phase who still haven’t had their snagging lists sorted out and they are fairly major things ie. water leaks through the wooden window frames in the penthouse apts. and air conditioning units that have never worked. Community fees seem to be amongst the highest on the CDS. Big problems with security, it was sold to us as a gated development. Grupo Mena say that you will have uninterupted views as they have no plans to build further phases and then they sell parcels of land off to other developers for example Marbella Hill View which has had even more problems than El Soto. There are over 60 apartments for sale in phase one at the moment but they are finding it impossibe to sell as Grupo Mena have dropped the prices in phase two to 265,000 euros, originally they were from 330,000. I could go on but I’ve probably said enough.
I’m a journalist working for a TV channel in Spain..just found this forum when investigating after some formal complaints in the court about people (usually lawyers or companies) participating in forums just to spread rumours and then to sell their services for advicing in real state market in Spain..
It was funny to easily check that almost nothing was possible to be confirmed and the same people and nicknames talking about almost every development in Spain in different forums…
Also the same IP addresses range (same subnetworks) giving the same kind of “opinions”…quite odd…..
nevertheless, as most of you I have no further particular interest…
Hi ICR, Just to set the record straight , you seem to have misunderstood my previous post, I said there were over 60 apts. for sale in phase 1 not phase 2. People are trying to sell because El Soto falls far short of an exclusive development.
I have no idea how many are still for sale in Phase 2. I do know that several purchasers managed to get their money back after getting a letter from Grupo Mena informing them of the year delay. However, I also know people who have been trying for over 18 months to get their money back and have had no luck!
With regard to the price of the apartments dropping to 265,000 euros, these were actually advertised in The Sunday Times.
Hi again ICR, As usual you have misunderstood my last post. I said that over 60 apartments were for sale in Phase 1. These are not being sold by Mena. THEY ARE RESALES. People are desperate to get out. I suspect your friend Miguel is one of them.
