Does this mean that they are charging sellers upfront…again 🙄 Sellers should find out if there are actually any buyers out there before laying out any money, be it 40 odd euro to advertise on a website or whatever, think about it, way to go for a dead property market, cash upfront as they know there is little chance of selling anything.just a legal scam 👿
I just called them up to explain further – its 5% commission and apparently 1000E for the “refundable” marketing charge. so assume average house is around 400,000 at 5% = thats 20,000 euros commisson …. PLUS they would like us to pay in advance for their magazine and website 😈 😈 😈

I’d feel a lot more confident if a salesman came around and evaluated the house before all this talk of pay FIRST and then we’ll come round and photograph it for our website.

yes, at best it smacks of desperation. If they had any confidence in the market, I would have thought they would back it themselves until commision starts rolling in from sold units. Money up-front shouts lack of confidence in their ability to sell, and how many £1,000 upfront payments might equate to ”oh well, lets wind it up anyway” and goodbye to all those who have put money up front……..try getting it back now!!!

Unfortunately, some people have short memories. This is the THIRD time they have launched a “give us yer money” scheme. Remember the 2% commision and free legal? Someone I know paid them 700 euro for that one (they didn’t sell it), then there was pay around 350 euro to feature your property in Viva mag which was previously free!
Really re-enforces what the state of the property market is in when they go for these rip-offs 👿 I would tell them to get stuffed, plenty more agents around
Very short memories indeed. There are many pay up front schemes being bandied about at the moment; magazines, property search agents operating from back bedrooms, “bargain 50% off lists” where you need to send €150 to receive a list of C _ _ P .
TO take money upfront is questionable especially for an estate agent; the one’s i know will refuse your property if the price you are asking is unrealistic or indeed they think the property is unsaleable !! Good agents don’t list crap and will tell you up front …………… the problem also is that many of the experts (Ocean and the rest of that ilk) don’t know the value of property and it is left to the seller to put a price on their pride and joy; if the buyer is paying up front to advertise the selling agent will just purr with delight as the vendor signs the check!!
I have had a conversation with someone from vendor servives at Viva. He told me that they have been in liquidation and are a new company with the old viva website and magazine. I am considering signing up with these guys as their offer of help is quite attractive.
A fool and his money are easily parted but I feel that having a full page in their magazine and the other things are quite good. These guys have assured me that this is all backed up with proper real estate support. The thing that I liked was that they are going to offer the full commission to the other agents. That does not sound like a scam to me. I have seen the magazine on line and it looks very impressive.

What should I do?
why not list it with a several agencies that come recommended? at least you won’t have the marketing costs.
Also, regardless If they offer another agency the full commission, it appears that a vast majority of the properties on their website (going by reference numbers) are not theirs. So you are going to be competing with alot of properties.
Or go with your viva, but tell them you will pay for the marketing costs (itemised bill) when they sell the property, along with the 5%. Hell at least that would be more honest of them.

Do people from VIVA know that we are in 2009? In 2009 the main selling point for apartments/houses is the price. Who cares about shining maazines? Only uninformed and lazy people get their information from magazines and then pay over the top. These people are not in the market in 2009 because they already lost their “investment money”,

Ok I’ll give their kind offer a miss then. It sounds a bit of a shambles, I called them back today to see if they had a salesman who could visit and sell me the concept – and they where unable to find any records of me being a client (or punter!).
