Has anybody had any experiance of http://www.venderdirect.com, seems like a good idea (cut out the agent) but in practice has anybody used them?

Do you want to buy or sell? if selling they have a substantial fee for putting your property on the website. It may not be used very much. Before paying any money check how easy it is to find on the search engines.

I’m thinking about selling, it look’s like the fees range from a couple of hundred Euro to close to 800. Which is cheap if it sells. I was really looking for anybody who had bought or sold using vendor direct or who had attempted to market property with them.

Good potential, but all the text is in Flash, so there is no content for search engines to pick up. Info on the local area of the property would also help overseas buyers.

I have read this topic with great interest as I have just purchased ap roperty form an owner advertising on VenderDirect, the very same property was listed with H20 Properties (whose offices are just down the road) for nearly EUR100,000 more!!

I have lived in Spain for many years and read the SUR, all the “agents” advertise for sales staff each week, so should we avoid them? Sales is what makes companies on the costa work!

I actually found http://www.VenderDirect.com by looking at a site called http://www.rightmove.co.uk , this site is huge and Vender are the only non commission charging company listing properties on there as far as I am aware, and their properties are cheaper!

I was more surprised to see your reposnse to http://www.VenderDirect.com as when I looked at your profile, you appear to be attempting the same service yourself with your website, but you have no ranking at all on search engines and are not marketing your site anywhere as far as I can tell??!

As you have put 4 links to this particular website, do you have a vested interest in the company? 😉 Also, why would a seller sell for €100,000 less on the internet when he could get more with a REA? Even if they only got 25% of that extra 100,000 it’s worth getting. It doesn’t add up 😕

From what I can gather most agents pinch one anothers’ properties to advertise for sale.
Look on the vendordirect site and if a suitable property appears find out where it is and check it out with the local agents. Then you will know if you can save 100,000€ 🙄

I wouldn’t hand over a sort of money for a little know website and I don’t have an axe to grind. Don’t work in the property market (thank god) infact don’t work at all. Try advertising in sur in english, will cost you around 20 euros and it works.

I’ve written before about venderdirect -it’s a gimmick, nothing more, nothing less. It sounds like a great idea but in practice it is disappointing.

Firstly, the website is badly made. Awkward to navigate. Also if you can only get dialup internet at home, which is all that is available in many areas, it is hard to get the site to work at all.

Secondly, the website contains a very small portfolio of properties.

Finally and most importantly, the prices are no improvement on the traditional agents. The sellers expect too much, as they commonly do in Spain.

So why bother? Why bother with the transparent advert above?

This is a really good idea and if they got the local offices right it would fly.

We tried to buy through this group in Costa Galera and the offices could not find the key to give us, infact they did not have the property details on the system.

They gave us a print out which had a price on however the owner sent us a copy directly, which was priced substantially below the advertised price.

It took 10 days to view the property as the office in San Pedro was a nightmare to deal with.

Shame as I think this is a very good idea indeed!

I wish them luck, maybe it was a bad apple in the office?

Oh and for the record, if you type Vender direct in google they have had 889 views for that term!

Please note that the only adverts you see on this forum are managed by Google, and we have no control over them whatsoever. In most cases the advertisers will not know where their adverts are appearing, though some advertisers do use Google to target this site (Google allows advertisers to do this).

Could be for those that are not prepared to pay stupid commision fees and would never trust another estate agent again after being part of being ripped off by them when buying along side the developers and solicitors.
Good luck to web base business in Spain as 90% of this lot should never be trusted again.

Thats a matter of opinion. Owners put their own prices on and are usually overpriced.

Its just another form of private advertising.

A good agent will correctly value a property with the owner paying a percentage as a fee.

I agree with forestfire, the site does not work well. I had tried them a few years ago. In order to assist Vendordirect, I did send them an e.mail highlighting the website issues.

There was no acknowledgement and it seams that despite the period that has lapsed the website problems still exist.

Venders Direct seem to have gone skint anyway. They had an office in Torreblanca on the Paseo which is now empty!!

At the end of the day, “Pay me X Euros and I will put the details of your house on my website” sounds a bargain BUT ONLY if that site has genuine buyers looking, otherwise it is waste of the X Euros. The “package may suit the budget” but without a result all it means is that the company takes your money, automates a web page of a size to suit but if that page is not seen, then what was the point?

We all know that at the moment, there are NO BUYERS LOOKING at the CDS so any/all internet sites are almost worth a miss if they want money up front!!
