I had a coffee today and was told some gossip Chris has sold all his shares in a company called Green ‘Independant’ to Richard Jackson !!!!!!!!
Richard Jackson has now moved out of the Viva Head Office Next Door to Green !!!!!!!!

How Independant Was Green ????? They have also had a lot of staff leave recently I am told 5 since Christmas 😯

Charlie1, I thought this was common knowledge on the Coast! Richard and Chris have always owned and have been “administradores”, together with Douglas Green, of Green Independent, from the start!
And yes, there have been some changes in shares between Richard and Chris, (between Viva and Green Independent, a swop?) but that happend a couple of weeks ago now, it was announced on the 12th of January

because i know its 7.5% if shared and 5% if its not.
So are they marketing it with the full 7.5% on top? and then offer some wonderfull 2.5% discount if the client comes through them.
Fuengi – 2 weeks ago they offered a tiered section. 2% if you pay the 1% up front and 7.5% otherwise. They have sale boards which specify which property is at 2% on the property so you know its cheaper??? 😯

I enquired about a propetry on their website a few weeks ago which turned out to be a shared agency one. They couldn’t/wouldn’t tell me what the commission on the house was and when I enquired about the commission charges of the agency they were sharing it with they (V) gave me 2 different answers – one person said 4% and one said “about 5%”. When I met with the other agency who, unfortunately, were in charge of viewings, they told me their commission was 8%. I have subsequently found out that the actual commission they were hoping to make was in excess of 30%. I relayed this info to V who were not in the least bit interested.
Things could recently have changed at VIVA but last year sellers were given a contract stating the commission rate and the seller is responsible for paying VIVA after the sale. I don’t know how any agent can justify 7.5% commission now as the MLS network doesn’t exist.

Actually katy the MLS network does still exist.
or better said the agents that were in the old network have started up a new one. Interestingly enough, they’re only charging 5% as opposed to the old 7.5% that Viva (as owners) got the network to charge.
