To test how good it is do some searches yourself and see how often it comes up. Most of the queries obtained from these sites are scammers such as “I want to buy your property without seeing it…etc”
I once replied to an advert on venderdirect -the villa pictured in the advert wasn’t actually constructed -there was something fishy about it so I didn’t bother persuing it.
As I’ve said before, while the idea is good in theory, when I look at the few properties on the site (which is hard work as the search facility doesnt function well), they appear to be just as overpriced as with regular estate agents. So does that make it a site for extra greedy sellers?
Who cares, if you’re not going to price property realistically, after it has been on the market for several years, it’s going to remain on the market for a few more years at least.
Although the name would suggest they only deal with vendors, I actually had a call from them about 8 months ago asking to advertise my property (which was advertised in one of the local papers).
When I pointed out that I was an estate agent the girl told me it wasnt a problem as they can set up a special estate agents account for me.
Perhaps there arent that many vendors willing to use it because they have to pay up front without knowing whether it is goign to be a siccess
I asked the same question on the forum in June 06, you may find the comments made at that time intresting. In the end I didn’t purchase via Vendor Direct.
I am estate agent so my advice here is probably suspect.
I generally find that people who advertise on these sites do not adjust the price downwards because no commission is payable – if anything, prices seem to be somewhat higher than in local agents’ windows.
You are absolutely correct Ralwins. In my experience, owners who havent sold via the usual methods think they know better and go to these guys. They are a website advert, no more and no less.
