Updating the escritura?

      A house I am interested in has had a kitchen extension added, the extension is over four years old.

      I am wondering, if I were to buy this house, what would be involved in updating the escritura to accurately represent the property.

      I am negotiating the price on this house, and the seller wants an additional 5000€ if they take responsibilty for the escritura update. Is this a true representation of the costs?

      Depends if the extension was legally constructed. The house we have now had a large extension which hadn’t been added to the escritura, had all the correct paperwork for it though. Was just registered and added to the new escritura. I don’t remember our Lawyer charging any extra for this but it was about 10 years ago…tread carefully.

      First of all is to know the surface in sq mt of the kitchen. After, get the minimun tax value for that (around 600 € per m2).
      The tax to declare officially in escritura the newest part of the house is 1% of the value (taking 30 m2 x 600 € x 1%= 180 €.
      In addition, the cost of the Escritura (between 200 and 300 €) and the cost of the Land Registry (around 200 €).
      If necessary, the cost of Gestoría, 150 €.
      Probably you will need a technical certificate with measures, made by an architect or similar, better if you have an official appraisal (that will give you security about if you’re paying the market price) and ask the person to add this certificate. The appraisal and certificate may cost between 200 and 400 €.
      All of this, supposed that it is a solely house, not a part of a complex, if so, you will need all the neighbours to agree with this. Of course, it is necessary to be sure that the extension is over four years old.
      As you can see, the costs would be between 730 and 1030 €.
      This is approximate, to give a professional opinion,I should have all the relevant details.
