Am I alone in thinking that Spanish Estate agents charge a ridiculous amount for selling a property in Spain? Since Gordon Brown decided that it would not be such a good idea to allow us to hold property within a SIPP, I have to sell a 2-bed apartment in Murcia. I have not done too much research yet, but the going rate seems to be about 8% of the property price, which to me seems like daylight robbery. Does anyone have any recommendations for good, reasonably-priced agents in the area, or any methods of reducing the impact of the estate agent’s fees? Having been raped already by the accountants and lawyers who were involved in SIPP planning, I am in no mood to repeat the excercise when it comes to selling the property.
I KNOW HOW YOU FEEL THIS KIND OF COMMISON WAS OK WHEN AN AVERAGE PROPERTY IN SPAIN WAS AROUND £15,000. OWVER IT AS NOT CHANGED. APART FROM THE ABOVE WESITE YOU CAN ALSO TRY AUCTION IN MARBELLA. ( CHECK OUT GOOGLE) ONCE YOU SELL YOU WLL HAVE TO PAY APITAL GAINS TAX OF 35%
The only problem with sites like vender direct and the auction place is that you have to pay upfront and you have no way of knowing how effective they are at selling. None of these have been around very long so you could be throwing money away and still have to sell through an expensive agent.
I have an excellent estate agent contact for you depending on where you are in Murcia. A commission level of 3.75% would apply. For further details please register for sending or receiving private messages or e-mail me at mike@montgo.co.uk.
