Hi all,

It would be great to know what you think about the following.  I own an apartment and the renter tends to pay the rent late. Its starting to happen every month now where the renter pays about 2 days late or sometimes about 10-14 days late. I’ve asked the renter several times nicely and sent a letter as well. She is a nice lady and noted that due to her financial position she can’t always pay on time. I’m struggling to know what the steps I could take for this situation. From a financial standpoint its affecting me as well (eg., my mortgage payment is aligned to when I should have received the rent & now I need to close the gap with my work salary until she pays).

Any thoughts you might have could help. She has been living in the apartment for about 1.5 years and her contract is 3 years.
