Rental tenant deserted property

      Hi, I have a client whos tenant has not payed rent for over a year. He has been in the property for 2 years. I now believe the tenant has left the property without telling anyone. It seems he may not have been there for over 2 months. What right do we have to enter the property or what notices must we serve before we do so ?

      You advice would be much appreciated

      Hi, I had a similar problem and it took me over a year to get back into my property, I was not allowed in until the court ruled in my favour even though they’d disappeared.  This was 5 years ago and perhaps the law has changed since then.

      Ps I eventually got two years rent sequested from the tenants’ wages after we did find them, so the system wasn’t totally bad.
