Im very interested in buying a property in catalunya. The property is great except there are too many buildings. I know that the laws are strict about builiding or even extending properties but what about knocking down some buildings ? How does it work ?
I am in contact with a local architect but the speed of emails is frustratingly slow.

No its not a village but the property does have some unsightly buildings scatteredd around the main house that are not needed.
Do you have any info on laws etc regarding this typw of thing ?

In theory there shouldn’t be a problem reducing the built area so long as the buildings are no’t listed (catalogada) and you get a works permit (licencia de obras) but I would certainly check with the urban planning office (urbanismo) of the local town hall before you buy. If your architect is slow get a new one – there’s no shortage of Spanish architects with nothing to do.
If they are old buildings it’s actually sort of a bonus because in most areas it entitles you to build on the same area as they stand. That’s at least how it works in Mallorca. A totally empty plot is much harder to get planning permission on and especially if its rural land.

the property has enough buildings without these extra ones and therein lies the problem.
I think we will have to convince the local authorities that they are not needed with an architects project.
