Anyone had any problems with this development?

I need to know if the development is legal. Some people have told me it does not form part of the town plan and this means mains power and water cannot be connected. Also i need to know if building licenses have been granted etc.

If anyone has any info good or bad i would be grateful or if a PM is felt to be more appropriate then no problem.

      Thanks

Have you checked with the local town hall to see if it is on the PGOU as urbanizable land and that PGOU has been ratified by the Junta de Andalucia?

Have you been to the Urbanismo office to see if the development has permissions to be built?

While there, if it has got permissions, ask if the license of first occupation has been granted?

If you get a yes to all three, you may have some hope of it being legal ( dont hold me to it ) and get a good independent, out of the area lawyer to check the land registry and catastral office to make sure there are no mortgages against the development.

By the way Hudson, why did you decide NOT to buy – if you dont mind me asking?

We were very tempted. the price and location were very attractive and of all the villages in the area it seemed the most picturesque and, dare I say it, a little bit posh. The houses with small pools were just above the village and everything was within walkin distance. Also the build finish and features were outstanding. However, for us the rooms were just a little small and because of the pool, the outside space seemed a little restrictive. Ironically we subsequently saw, fell in love with and bought a really attractive duplex in a group of 8 in a tiny hamlet called Alfaix, not far from Mojacar and a bit nearer to Almeria airport, etc. The house is bigger, although there is slightly less outside space and just a communal pool. But the setting, overlooking a rampla and the cabreras hills is totally stunning. We have just completed and am off there in August. I can hardly wait! And yes its urbanistica and we got the License of habitation, etc.
