      Hope this post isn’t considered as commercial!!!!

      I have this agency book marked and thought I would peruse the villa selection ( I only ever look at the apartments)

      First shed is in Berja (where my in-laws live) 120k. I would imagine it’s real market value is 40k or less. That is of course if anyone will ever buy it.

      Fifth from last (Guardias Viejas) almost 1 million Euros. Now if you don’t know Guardias Viejas, just think of a poor area of a UK town devoted to social housing and you are pretty close. I can’t see this “villa” worth more than 200k or less simply for it’s location.

      Also look at REF: V105. !!!

      What are these sellers really thinking??? Are they simply crazy or hoping an idiot might come along!

      Most Agents sites are the same. have a look at some in marbella and it is evident they are away with the fairies. Some I know well, tired villas with 1980’s decor asking 700,000 euro and claiming they have been reduced, some want at least 70,000 to bring them up to reasonable. Others in dubious inland places asking double their worth.

      Some sellers are in cloud cuckoo land, but some as we found are completely trapped by a mortgage that is more than the value of there house, cant drop the price as have no money and cant sell as the price is far to high, The price they ask looks and is silly but they have little choice

      There Spanish dream well and truly over for them

      And if they are in arrears, the banks request they make some effort to show they are trying to sell!

      I have a gentleman with a totally illegal proeprty near Alhaurin (was ripped off something rotten) who was given a surveys valuation figure IF IT WAS LEGAL of 380k! He has been offered 50k by someone wanting the land only and his bank in the UK will not accept this either! No agent can or will touch it (or shouldnt) but he still tries to get it listed to show he is trying!!
