      Completion due Dec2005, 2months grace = Feb06

      As yet no LFO, but maybe by the AS rule um…….

      Are we entitled to cancel the contract?

      Any advice much appreciated.

      If you have a Bank Guarantee, I would ask your lawyer to enforce it. You are well into the period of breach of contract.
      Is your developer claiming LFO through Ad. silence rule?

      Developer is using AS rule for the LFO – yes.
