Hello, I am thinking of buying an apartment on the development Marina de la duquesa as I have heard it is well positioned etc.
Does anybody have any info good or bad on this development, and would they recommend it or say “stay well clear”?.
Also does anybody know what I could expect to pay for a 2 bed apartment approx.

Well you do get a lovely outlook in to the marina and out to sea but prices vary greatly depending upon the orientation you have. Terraces are very small and not exactly very private.
Approximately 2/3 of the buildings were completed some time ago and if they have not been refurbished will look very dated. However a final section was recently completed which is more up to modern standards,(If you are in the centre of the marina looking directly out to sea,this section is to your right)
However there was an access dispute in order for owners to enter the underground parking,I am not sure whether this hhas been settled to the satisfaction of the owners.
The development is right on the beach front with excellent access to the bars and restaurants of Duquesa making the location an ideal holiday or rental option.
Blocks 1 to 5 were completed around 2001 and still looks good but does need the outside painting more regularly.
The second half was completed in 2003 and benefits from having air con as standard and also all now include washing machines.
Most of the first half did pay extra for the air con and washing machines or have been upgraded since so the difference is not noticeable.
The terraces are mostly standard being around 8m2 with interiors of around 80m2 some apartments in blocks 9 and 10 are larger being 120 m2 inside with differing size terraces but again these are larger.
The best standard 80m2 apartments are west facing due to the sun and views they get and if over looking the main pools are worth around between 250 and 280,000 euros, if they face east and are cooler they are worth around 50,000 euros less but also take into consideration that the rental demand will also be lower for a east facing apartment if you are hoping to rent it out to help pay towards the costs.
The above is correct for standard apartments however the complex is made up of studio, one, two and three bedroom apartments and a couple of 4 bedroom penthouses, plus one or two duplexes, so exact prices can vary considerably depending on location, view and size.
The complex benefits from 4 swimming pools one of which may soon be heated and a gym and paddle tennis courts for use of residents.
Access was never a problem for Marina Duquesa the access problem referred to was for Marina Real which was built by the same developer but only finished 18 months ago and this as now been resolved.
