      Hello,
      We finished building our house over a year ago but struggling to obtain licencia de primera ocupation. The house is in the district of Velez Malaga. This time the town hall has a problem with the height of the retention wall around our property. It seems the wall cannot be higher than 3 meters.
      Is there a time limit during which one must obtain property licence?
      What are the penalties for not having property licence?
      I will be grateful for advice.

      I suppose you are not buying off-plan so you are building on your own, aren’t you ? I also suppose you have all the licences required and after you finished the construction you applied for a FLO

      Does it mean your retention wall is higher than 3 meters and the Town Hall doesn´t want to grant the FLO for this reason ?

      What are you referring when you say “property licence” FLO or Building Permission ?

      First ocupation licence is necessary in order to apply for the water and electric metres, as probably the ones you have now are temporary installations to be used during construction works, and probably you pay a different rate.
      Any day both companies (water & electric) may say you have change to a proper metre and connection and, unless you have ocupation license, you may be switched off.
      Don’t let this happen and speak to the Townhall as what you have to do to comply to regulations, as they mey also ask you to demolish the wall if you wait too much!
