Hi, My problem is that I cannot get P/W to tell me when the building license was issued, so I cannot tell if my 18months is up yet. I have my Bank guarantee through the solicitors that were reccommended to me by the P/W agents that we signed up to buy with, was this wise? P/W want me to complete very soon but they do not have Habitation cert; or the building registration documents yet. I have been over and seen that the apt’s are finished, pre-snagging and given POA to the solicitors. We put our initial deposit down in Feb 2007. Where do we stand on this please?
– a) to send a formal request to the developer asking them to provide you a copy of the building license.
– b) getting a copy of the building license from the Town Hall.
c) In some cases, and depending on how the purchase contract is drafted, you can also supose that the building license existed by the time of signing the purchase contract.
My advice is to use a different lawyer to the one you used when you bought the property. In my opinion you have different alternatives to progress with your case.
It is also important to check the terms and conditions of the bank guarantee.

I am sorry, but if the apartment is finished and POA issued, the Bank guarantee losses its value.
Anyway, my experience is that many of the BG issued were not valid at all since the first moment, and surely your lawyer was perfectly aware of this issue. Ask him for proper explanation.
Anyway, most of buyers are noticing that to accept the suggested lawyer to hire was not a good idea.
Unfortunately, what could your new lawyer do?
