Does anyone know who is responsible for providing a Registro de la Propieded or Nota Simple before purchasing a re-sale property. I have been told the estate agent who is selling the property should provide the information, is this true or is it more likely to be the sellers solicitor?

According to the law the estate agent should have all details of the property including the nota simple.

In Andalucia that’s the law, not sure about Murcia. Just ask everyone involved for it (!) or, better still, get it yourself online.

Hi Andy, in Andalucia the estate agent has to hold this and other information by law.
Elsewhere as the owner for it – all spaniards do as an absolute first, even before stating an offer to see what the bank will lend on it.
