Up here in the north, Asturias is enacting a national law passed last year where buildings that are equal to or older than 50 years require an “ITV Arquitectónica” at a cost of between 30 and 70 Euro’s a pop ….. obviously payable by the owner. They have up to 2015 to complete the technical inspections.
A report will be produced that will detail the faults with the property and how you could resolve them, and could be used to get a quote for the works.
The one article I read (today’s La Neuva Espana), seems to intimate that you’re not obliged to do anything to remediate the faults. It sounds a bit like the ill conceived “Home Information Packs” that the English & Welsh Governments had to abandon because it was all cost and little value.
Galicia, Castile & Leon, and Cantabria are also following suit and obviously a nice little earner for the many Architects that are currently ‘down on their luck’.
