      Today I have to go and pay IBI & Basura at the local ayuntamiento. I have the following question: Starting from which date does the owner starts paying IBI: Starting from the date on which he signed the Escritura or starting from the date that the Licence of First Occupation has been granted?

      Property transfer doesn´t actually happen in our legal system till you sign your deeds, that is the very moment when your obligations and rights as owner (such as taxes:IBI) start. I wouldn´t pay IBI before then.

      Also, take into account that the IBI accrues yearly. The 1st in January. So if you sign your deed anytime after the 1st in January of 2006, your legal obligation to pay IBI start the 1st in January of 2007.

      Our understanding is that the owner of the property on the 1st Jan for the year of the tax who is responsible so unless you purchased the property on Jan 1 and the bill is for the same year, the previous owners are responsible
