I have aquired an urbanized plot in salobrena. (Costa Aquilera) I’ve heard recently that the licences maybe available soon, does anybody have any info on this.
I, for one, don’t entirely understand your question, sorry.
You own a plot of land that is “suelo urbanizable”? Then, assuming that this status was conferred on your plot by a valid PGOU for Salobreña, conforms to all the other relevant legislation eg Ley de la Costas and has been included in the Plan Parcial, then there is nothing to stop you from instructing your Architect to prepare and submit a Proyecto Basico as the first step to (hopefully) obtaining your Licencia de Obras from the Ayuntamiento.
hi thank you for reply
however, it s urban and a licence will be issued soon! but town hall are fiddling with the plans somehow. my brief who without sounding naive is of the highest order(family friend) spanish and assures me that it will come some time in the future. i had heard 3 months ago that they were about ready to put the plans to notice. my architect 2 weeks ago had told me that, that had not been done yet. So my question really goes to anbody that may have been to the town hall recently or is in the same boat so to speak.
yours alan
I still don’t quite get where you are at!
Your architect has submitted a full proyecto to Salobreña Ayuntamiento for approval, stamped by the Colegio in Granada, inc site investigation etc etc, yes?
This proyecto has now been with the Ayuntamiento in Salobreña for 3 months (or more?) awaiting approval? Has it actually been before a planning meeting?
There have been no issues raised by the Ayuntamiento planning dept. regarding “technicalities” with the plans? (When you say “fiddling with” the plans, what exactly do you mean?). If there is ANYTHING amiss with your proyecto the Ayuntamiento can reject it, request amendments etc and then of course you have to wait your turn for the next planning meeting.
Assuming however that all is in order with your proyecto, then your Architect should be chasing the Ayuntamiento and finding out for you when the next planning meeting is at which your proyecto will be considered because the “norm” for approval is 8 weeks (assuming all is 100% in order). Or maybe you need to chase your Architect!
I don’t think anyone here has a crystal ball to tell you what you want to know!
Sorry if not clear. no plans as yet. the fiddling i’m not sure of. my brief and arrhitect have both spoken to town hall and as yet still waiting confirmation on planning of the area, although it is urban. i think they are just tweaking it a little.

I thought that land would either be urban, and hence you can build subject to approval of you proyecto. Or not, in which case you are in more difficult situation.
You mention that your people are “still waiting confirmation on planning of the area”. I think you really need to get to the bottom of what this means. What exactly is needing to be confirmed?
It is clear that you hold your people in high regard, but maybe this is time to get an independent person to speak to the Town Hall about the land.
IT APPEARS THAT I COULD GET A LICENCE IF I PRESENT A PROJECT THAT IS ECO FRIENDLY AND BY A LOCAL ARCHITECT.
THE ISSUE AT THE MOMENT HOWEVER S ABOUT THE SEWERS,AND/ OR SEPTIC TANKS. SO REALLY ALL I AM ASKING DOES ANYBODY KNOW THE AREA OR THE TOWN HAL, AND HAVE THEY HAD THESE ISSUES.
