In two weeks I am off on an independent scouting mission to look for a resale three bedroom apartment in or near Elviria. I am going to be there for just one long day so I would like to make the most of my trip. Do you think it would be best to get an agent involved? I have made some contact with Prestige Properties but they appear a bit pushy. I am looking for an agent who will be on my side – giving me an idea of what the market price of the property is not the owners expectations. I have looked at the agents recommended on this forum and was wondering should I get in touch with them? Would they be able to do the job for me? I have also been looking at the Classifieds for Sur in English and there appears to be a large variation in selling prices depending on the degree of urgency in selling. Any advice or opinions appreciated…
If you don’t have much time it would be better to fix up some appointments before you arrive. There is a small agent who I have heard is good and honest (no personal experience though) and is situated in the commercial centre at Elviria, Libra Estates. Only has a tiny office He lives locally and has been around a long time. Don’t know if they have a website. Think Prestige are in the same mode as Andalucian Dream Homes.
Private sales from Sur is a good idea as there is more room for negotation when they don’t have to pay an agent. Sometimes though people have unrealistic expectations as to what their property is worth and can be worse than the agents. Be careful anyway and don’t put any money down until you have spoken to a lawyer or seen the nota simple.

My brother and I are buying an apartment in Elviria too, we had not been looking for very long but we started with the Sur online. I called around about ten owners directly but hardly any of them spoke English and I am sorry to admit that my level of Spanish is really poor 😳 the owners seemed quite rude and abrupt on the phone and only one of them e-mailed photos to me. I was limited with viewing time also as we have a really busy business so we booked flights on our own for 2 days. I found two companies 1) ADH and viewed with them the first day, really pushy, off plan only (which we didn’t want) and we were put on the spot quite a lot and didn’t have any time to speak amongst ourselves. 2) Merck Estates, initially they did not seem to have a lot of properties on their website but they seem to be more picky with what they have listed and they seemed to listen on the phone more and let me do the talking! When we met their agent, he was really professional and had prepared a small selction of apartments which were just what we wanted. We wanted some time alone to talk, so the agent suggested he leave and we call him if we want to talk further. After an hour we called him and he met us again and we decided to go ahead with our favourite property. We asked him about the market and potential growth and he was really honest and told us to expect 8% capital increase per annum, which we are happy with (ADH told us 20%!!)

Well Merck are advertising properties for sale by ERALIA so they can’t be all that picky (SEE ALL POSTS BY CLAIRE). Sorry to pick you up on your FIRST post. Also if anyone is looking in Elviria you will find most of the private sales are by British, Irish, Norwegians etc all who speak english. Don’t know many spanish who are selling in elviria.
Sorry Katy but my post was for Kilkee as she was asking for advice and I am very happy with the service I received, I understand Claire’s posts are for Green Hills? I asked the agent from Merck Estates about this development as I have heard bad tings about it and they do not have Anything in that development. 😀
If you don’t mind everyone, please have a look at the few agents I recommend on the Costa del Sol. If you have any faith in this website you should at least give them a try.
Well, forgive me for being cynical about this name as someone who was pestered for months by someone of this name (Merck, not a common name) after my daughter contacted interealty a couple of years ago. The fact that they are advertising properties by ERALIA makes it seem that they are not so different from other agents. Kilkee was asking for advice and that is mine just as you are entitled (AS A CUSTOMER OF MERCK) to give yours.
