We won the cases but not obtained any funds because of we cannot find any asset of them without charges and my clients had no individual bank guarantee.
After many years chasing it now I have a copy of the general bank guarantee issued by the bank in 2002 and covers all the funds that was paying the buyers during the development construction with a maximum of 12M euros.
It will be valid until the developer obtain the habitation license.
The only option that has the buyers to recover the deposit is suing the bank in a quick legal procedure

Big deal you won the cases frame them on your office walls. You should know the legal system in Spain allow for people to evade their responsibility. There is no practical purpose in you winning cases.
In so far enforcement of Guarantee ask the Finca Park group what does a quick legal procedure means !!!! If buyer needs to go down Why should they not use the same firm of solicitors who has track record & experience in this area.
