Can anyone advise on how long this should take to be granted? Our property was finished and signed off by the architect in November 2005. Developers submitted the necessary for the FOL at the end of December.

Spanish solicitor tells us it should be coming through shortly. Have asked them to contact the Town Hall rather than liaising with the developer and getting their version of circumstances but am yet to hear back.

      Many thanks.

Where abouts are you as in Almeria there are problems with the First licence issue in several places?

We are the same waiting for everyone to sort it out mean while we wait it has taken nearly a year. Of course we cannot move in as with no licence we cannot get the utilities put on and anyway our solicitor advised us not to in case of problems.

Lets hope yours comes through soon.

We are in the Cadiz province and have been told they are normally quite quick which is why we started to question the delay.

It was a shock to read it has taken nearly a year for you. Why does it take so long – is it the large amount of property needing inspections for the FOL?

      Thanks.

      Hi ,
In our case it was no build licence inplace , although the builder had applied the town hall had agreed provisionally when he went to get final papers for fol it was discovered irregularities in the site etc , the political party were now different and a licence wasn’t issued . It had to be put before the Andalucian government to see if they were to pass the site and issue licences. So although the house is built we are waiting for the decision on the licence.

So a different senario from yours I think. Yours is just a case of them getting round to it ino problems I hope. Maybe the town hall only sit every few months . I have heard licences should only take a matter of weeks or so . But I suppose every area is different.

I hope you get yours soon and enjoy your property.

Chin up, only 9 days to go until any objections to the Town Plan have to be lodged. I see (on the BOP for Almeria) that Cuevas Town Hall are advertising for 3 new members of staff – could be a good sign 😀

Well good news. We heard today from our solicitor that the Licence was collected by the developer yesterday. She checked with the Town Hall and this is correct.

      Now the questions really start!

      Kind regards
