I am being advised by an Estate agent that most Buyer’s lawyers are requesting a certificate from the local Town Hall that will cost the seller 4.4% of the value of the property in order to obtain it.
Both my wife and myself who are over 65, are resident in Spain for tax since 2011 and our property was built in 2005. They are saying that we must have solar powered water boiler along with numbers of trees planted based on the square meterage of our plot ( 7300 m2 ).
Has anyone heard about this? My lawyer says it is not legal but just another method for the Town Halls to glean money. Any advice would be appreciated.
