      Hi does anyone know what the powers of the president of a community actually are?
      We have a new one this year and he has tried to bad children from the deep area of the pool, not for any safety reasons but because he was wearing sun glasses and didn’t want them splashing!!! 👿
      Do all rules have to be passed at a general meeting?
      What powers in law does he have if someone ignores the rules?

      Have a look at the following website: http://www.c-euro.org. Select the Fact Sheet from the menu and follow the thread to Community of Owners. The site is very informative.

      David Searl’s book “You and the Law in Spain” also provides details of the running of communities. It is useful to have a copy of this if you have a property in a community. Our Community provided “library” copies of the Fact Sheet and book for owners – so that they could contribute more fully in Community meetings. It also helps owners to understand their rights and responsibilities as members of the Community.

      Your post strikes a chord.

      We moved out of a community in part because the chairman and committee’s edicts were becoming outrageous and expensive. Obsessive rules re Toldos, laundry etc. caused us to feel we were living in a Soviet State rather than an apartment that we owned.

      Of course it’s all done in the name of ‘maintaining standards’ and ‘protecting property values’ but what is Spain if you can’t chill out and relax!!

      Too many ex Local Authority Government officers or ex accountants who have moved to Spain but haven’t shaken off their control freak mentality.

      Hi Martin,

      They didn’t drive us out but we left because we felt that there was fundamental difference in approach. So it was a factor in our moving but not the sole factor.

      I am currently working in Egypt and people here talk of the ‘Little Pharoahs’ in Government who seek to exercise their influence over minor issues whilst missing the bigger picture. Struck a chord with many of the Community Presidents in Spain

      Sad people – more to be pitied than scorned but still a pain in the a**e when you have to live with their approach.

      Our Community has not been without its egotists and control freaks.
      That’s why it is important to arm yourself with some knowledge about the Horizontal Property Law.

      The more you know – the more likely you are to be able to exert some influence on what is going on. After all – it is your Community and your chill out zone! It’s worth the effort.
