I have seen our ideal finca in the ebro valley near Tortosa but have received several conflicting messages as to planning rules.
We have agreed with the agent that we will only purchase once the plans have been stamped to extend to 50m2, however some other agents have told us that even with planning permission the property can only be used for agricultural purposes.
We do not wish to obtain utilities (water, gas and sewage will be built on site) so is it true a usage stipulation can be placed on our property.
The claim that the property can only be used for agricultural purposes, even with planning permission, doesn’t sound right. However one never knows for sure without doing a proper check so it might be worth having a professional review it for you. I know a British architect who is registered in Catalonia and has experience with this sort of issue. I’ll ask him if he wouldn’t mind responding to this question in this forum and post his contact details so that you can get in touch if you want to take it further.
