Just seen their ad on the tele for an exhibition & it seems that almost anyone can apply to be an agent for them 😯 And if you don’t have experience – don’t worry – they can provide all the literature & brochures you need to put in your office/shop. If one of your ‘clients’ purchase a Headlands property you will receive 20% to 40% commission. Goodness knows what the mark up is on what they are selling. Headlands state they are members of ECEA NAEA etc. Incredible ❗
I think the 20-40% relates to of their commission – so if they receive €10,000 you get 2,000. It is pretty standard practice and the two levels are dependent upon whether the client is qualified (ie they are coming out to Spain and have hteir flights booked) or unqualified (someone who has expressed an interest in property in Spain but doesnt really know what they want)
Thats not to say that they may get charged 20-40% of course by the selling agents, but in this case I dont think it does mean that.

Thanks Vince, I was wondering what a ‘qualified client’ is. I was just amazed at how easy they make it sound, with people queing up to buy, but are probably getting no advice re the deep pitfalls & problems. Plus they can be agents as a ‘side line’ to their current employment. Their standards don’t sound too high to me, but I may be wrong of course.

the so called agents are not really agents they are what is termed as “Lead generators”. Basically you can put a page up on a website with their properties on and the clients come to you. You can then add them to the database as a prospect or call them and add them as a qualified client.
Either way your part ends once the client is passed over and very little if any advice is given by most lead generators (although some do because they are IFA’s for example and the clients stay with them long after they buy a house)
Thanks Vince for your insight. I suppose I am still licking my wounds from *** who recently ‘phoned me to ask “How is your search going for a property on the CDS!” You can imagine my reply. I took the opportunity to ask them what is happening about the commission they have made selling so many illegal properties. The response was “we sold in good faith”. I reminded him that thousands “bought in good faith” through them but had no property and no sign of their money back as yet after many years. I was told to speak to my lawyer, which then opened up another can of worms (re: the lawyer they send their clients to). The conversation then came to an abrupt end 😡
I’d still like to know the legal situation of the millions they have made with commissions on illegal builds. I’ve been told nothing can be done but I’m not so sure 💡

Headlends, use Chelsea football club for the Exhibition. Last year on a Sunday afternoon, I went to the Exhibition, My car was throughly searched in a very aggressive manner and no courtesy was offered. This was all before I even entered the exhibition area.
I did object to this and told them that I am not a football hooligan (not that football hooligans should not be treated with courtesy) I was than told to park the in the car Park £4.00 per hour ( Sunday, street parking was free)
Needless, to say that I did not proceed to find out what prices/mark up/commission there was and the following Monday, I rang Headlands to advise them of my experience, Yes the wondeful five letter word SORRY.
