How to remove / prevent re-election of the promoter / self appointed president who has a quota of 23.0%, lives in the community, and gets a few proxies for AGM.

Current problems:

1- poor management /supervision of maintenance people

2- Deficit budget during 6 mths despite 32% increase

3- several conflicts of interest (e.g. cancelled supplier contract for cleaning woman and awarded contract to his own company)

4- many unilateral decisions affecting community without informing administration or community (large parties, fireworks at the pool, entry gate code – just for him)

5-Statutes stipulate many advantages for him – 4/5 to change them

I would be grateful for some advice.
