Capital gains tax on gifts of Spanish property

    My wife owns a local and an apartment in Tenerife. She has Spanish nationality and an ID card issued by Tenerife. In view of the reduction in gift tax in the Canaries she wishes to gift both properties to her 2 children. She is non resident for tax purposes and is 76 years of age. She acquired the properties by inheritance in 1994 and wishes to know what capital gains tax she would have to pay, particularly as regards the local ( occupied by an independent supermarket) Thank you
