Didn’t have much responce to my first post considering market conditions at the moment.I responded to 3 ads in The Sur last week and on each occasion had to leave a message,none of the advertisers returned my call.
Maybe if I extend my search area from Calahonda down to say the CDS hospital I might have some more replies.

Thanks for your post, you are probably right when you say most people are on holiday but the general apathy from both the estate agent fraternity and the private vendor suprises me (apart from Inez) given the reported state of the re sale market on the CDS
I also note from previous posts that Calahonda is not your most favourite place,along with many other people, however in the central area near to siesta golf and around that area it is green, beautiful, tranquil and clean, you can hear a pin drop even in August, and with some excellent views to boot
We have been looking here for over a year now, we have friends and family in the area living permantly, we want to be near them.
Finally I would like to share a recent estate agent experience with this forum.
We found our dream home last may, we were out for a week, we viewed it three times, we fell in love with it.The house was on the market with four agents,two large large national outfits and two small independents,we threw our hat in the ring with one of independents, what a mistake that was.
We made our first intial offer(whilst in Spain) that was turned down, we then made two further offers up to within 10k of the asking price, we waited 5 weeks with no responce although we phoned and e-mailed the agent every other day, eventually after 6 weeks he told us that the vendor had turned down our offers and had sold to some one else at full asking price, we were diaspointed but consoled ourselves that is was ‘not meant to be’.
Suprise surprise, our friends were out one evening recentlty and purely by chance met the new owner, he had paid 30k euros less than our best offer and had used the other independent agent, we can only assume that our agent had never submitted our offers to the vendor for whatever reason.
We were cash buyers the couple who got the house needed a mortgage!

I live very close to La Siesta and I can confirm it is well established, very quiet green and peaceful. It took us over a year to find the right property with the right orientation, best of luck.
i think personally alot of people think they can get a fabulous quality, great location property for a complete joke of a price, and realistically think that due to the spanish market that people are actually going to accept!!

I think 450k euros for a decent townhouse in Calahonda in todays market is not asking too much, I’m surprised that Steve has not found what he wants he seems to have been looking for some time
true, i guess i get shocked at how much people think they should give just because they think the market is like is it. I own a few properties and when i have advertised you find people make ridiculous offers and think your going to snap their hands off. . like their doing you a favour.

There are many idiots in this world, but when banks do not give money they cannot buy.
