Hi guys

I’m currently reaching out to notaries to book an appointment to purchase a house in cash, with no need forca mortgage.
I understand that, at a minimum, the sellers (or representative) and a representative of their bank will need to be present – as there is a mortgage outstanding.

My question is, who arranges for these parties to be in attendance? Do I need to agree the date with the sellers and their bank directly?
Also, if the seller or their bank then didn’t turn up on the day, would they be in breach of contract if the deadline for completion passed, or would I still be liable and lose my deposit?
