How do we go about adding a name to the title deeds of a property in Spain?

First step. Have money ready for taxes & Notary fee. If the property is mortgaged need an agreement from the lenders. !!!

There is no mortgage, just need to add a name. Is it best just to go straight to a solicitors?

Although I’m new to this I’ve been looking into a transfer of deeds, from my father to my brother and I. As far as I can see adding a name to the deeds is pretty much the same and will involve paying a hefty lump of gift tax.

I would go to a local gestor to find out the amount involved. Going to a solicitor is not required. In most cases the solictors use the gestors.
Can you not leave it in your fathers name and hope that future the tax changes may help. Between your brother and yourself make a private agreement that could help in semi formalising the position.
