I am not sure anymore if there are many decent agents in the bubble areas. They become nice when they have to work hard for their money.
Oy! Yes thee are still a few decent guys – and we alsways were!!!
All that will happen is that the normal amount of buyers will go to the smaller guys, reducing our marketing costs and enabling us to earn a crust

Not for a long time – they are used to quick, easy and lots of money – thats why they still try to justify the high commisions – and moan when they have to listen to clients, both owners and buyers, to distinguish what both parties actually want.
And lo and behold then match one to the other! It may take 50 properties to show but eventually you get there.
Thats what it was like in the good old days before the boom and greed and nonsense!
I’m with you Inez, it may take a few years for Spanish Market to sort itself out, but let the big boys leave for their so called emerging markets. For me its batten down the hatches and continue to offer a proffesional personal sevice. No need for big marketing budgets and fancy cars and exhibitions, the best advertising is referals and recomendations and its free.
One thing that I think many agents especially the big boys seem to ignore is that their client is actually the vendor!! this after all is the people have signed a contact with them, I despair when I give vendors viewing feedback as so often they tell me that few if any agents go back to them unless an offer is made. It surely is the feedback regarding the property and price which will ultimately assist the vendor in seling their property.
I sincerely hope most if not all the crooked estate agents and their ‘in-bed’ recommended lawyers and dodgy developers go out of business, it won’t be before time. Some normality may return one day to the Spanish market.
We all know who these crooks are, this website has been hot since Mark started it and it, along with the regular posters here have opened the eyes of many an unwary purchaser.
If only the suspect and greedy Spanish Government had acted earlier in stamping out the property fraud in Spain, and at the same time investigated fully the culprits and slung them in jail. Spain’s Gov’t has shot itself in the foot all for the sake of huge property taxes, VAT etc, at the same time ruining the Costa landscape forever.
Now those same crooked agents are still out of jail and operating in the so called emerging markets with impunity, it’s pretty disgraceful really.
Jim – totally agree and also its a recycling business! People buy and then they sell – if you were good to them on the purcahse, they come to you for the sale too – and yes refferals are fab as well.
The good thing about it getting harder, is that now everyone knows we are hard up, Im not so embarrassed driving around my very much loved but battered beemer! (20 years young convertible, not a flash thing!)
I cant give it up as I get so much fun out of it, but Ive done the Spanish thing and hit the odd post or four! Hey ho!! 😆

As for jiminspain seeing their staff still driving BMW’s, well it’s just an image thing and no doubt hides the cracks. As for the Costa Blanca office staff jumping ship to Livingstone Estates, well, who would trust Livingstone for employing them? Many of Ocean’s CDS staff went to H2O, it put me right off that Company too.
Some Agents will take anybody, even 2nd hand car sales people and ex-timeshare scammers.
