      the duplex is in punta prima, 2 minutes from torrevieja, in between alicante and murica airport, walking distance to see

      consists of 4 double bedrooms 2 bathrooms a large kitchen with store room, large dining room and living room, plus a good sized L shaped outdoor area, and a brick built storage shed. every room has ceiling fans and all bedrooms have built in wardrobs, the master bedroom and living room have additional aircon installed too, master bedroom has a additional room the to side that is currently being used as a games room/ library, but could be used as a private living room for the master bedroom, another bedroom etc etc.

      there is also communal gardens and a large communal pool, that is maintained within your community fees. the duplex has recently had new upvc windows and French style upvc opening tilting shutters. the property also benefits from 2 new boilers so there is no lack of water (under guarantee still), plus a new hob oven and extractor (also under guarantee) . the outside area has just been retiled and a 1.9 metre dish has been installed and fitted into every room throughout to enable tv in every room with over 2000 channels on, all work has just been done and a new buyer could move straight into the property without having any additional costs.

      due to the properties location it has been valued at 235k in the current climate (originally sold for over 300k) but due to wanting to move for family reasons the house is for sale at 195K for a quick sale so someone could have a real bargain and be in profit from the minute they buy.

      there is also filtered water system in place in the kitchen, and the filters was changed last week so will last another year! (€35 to change filters each year)

      the community has a communal gardener that is included within your communal fees, he is on the urbanization 5 days a week in winter and 6 in summer, he cleans all the pathways, cuts all the hedges on the private gardens and maintains communal gardens and pool. he will also do any work on your private garden that you require so long as you pay for any additional materials, his labour is free of charge providing its within his working hours

      on the whole urbanization this is the ONLY 4 bedroom property, the rest are only 2 bedrooms.

      in total there is 8 houses that are lived in all year round, the other properties are mainly owned by people who only come once every year / two year, so its very peaceful in the summer.

      the house is going to be left furnished with the exception of television and 2 of the 4 beds (as specialist), and personal items, everything else will remain in the property.

      we also have communal tv connected to the house so you can view spanish tv if you so wish, and there is also an additional port outside, so in the summer you can put a tv outside to watch. theres also outside waterproof powersockets that we have had fitted this year.

      the double glazing and shutters keep the warmth in in the winter and cool in in the summer, even upto today which is nearly the second week in December it is nice and warm inside in the evening and have yet to have the gas heater turned on.
