If you’re selling property in Spain, you should aim to find a buyer within three months. Four at the outside. Any longer, and there’s a good chance your sales strategy needs fixing.
Three months should be enough to find a buyer for most properties in Spain, assuming they’re realistically priced and properly marketed. Of course, there are exceptions, particularly at the luxury end of the market, but three months is a sensible target for serious sellers.
According to Idealista’s figures for Q2 2026, 53% of properties classified as sold through the portal had been advertised for less than three months. These are portal-based estimates, not verified sales records, but they give us a useful indication of how quickly properties can sell.
For comparison, UK estate agency Hamptons reported an average of 59 days to agree a sale in March 2026. Even heritage-listed homes, which are harder to sell because of restrictions and maintenance costs, took an average of 94 days, according to Hamptons research reported in The Telegraph.
The message is clear enough. If you’re serious about selling property in Spain, aim to be among the properties finding buyers within three months, not those gathering dust on the portals.
The three-month rule applies mainly to liquid property markets, such as flats in Barcelona, Madrid and other major cities, where there is a relatively large pool of potential buyers. Other market segments have different benchmarks. Luxury homes, unusual properties and rural houses can take considerably longer to sell simply because there are fewer potential buyers. The principle remains the same, however: every market segment has a reasonable selling period, and exceeding it should raise questions about the price and sales strategy.
You’ve only got one and a half levers
Think about what you’re selling. You can’t change its location, size, layout or most of its characteristics. You can improve its presentation, but extensive renovation before selling is often an expensive gamble.
In practice, you have one major lever: price. And another important one: how you organise and manage your route to market through estate agents and other channels.
Get either wrong, and your property can languish unsold for months.
The asking price is particularly important. It needs to be grounded in market reality, perhaps allowing some negotiating room, but not so far above what buyers are prepared to pay that it discourages serious interest.
The market is telling you something
You shouldn’t have to wait three months to realise something is wrong.
From the moment your property goes on the market, potential buyers start delivering feedback. Too few enquiries, disappointing viewings or a complete absence of serious offers all tell you something.
The trouble is that many sellers don’t listen, or react too slowly. They launch with an unrealistic price, receive little interest, and spend months hoping the right buyer will eventually appear.
Meanwhile, their property grows stale, agents lose enthusiasm, and buyers start wondering what’s wrong with it.
Getting the initial price wrong is understandable in Spain’s opaque property market. Failing to respond to the evidence is another matter.
Get it right from the start
Selling property successfully isn’t just a matter of putting it online and waiting. It requires realistic expectations, sound preparation, the right asking price, effective marketing and a strategy that responds quickly to market feedback.
Three months should be the target, four months the absolute maximum. If you haven’t found a buyer by then, something is seriously wrong with your sales strategy.
