Spanish home sales continued to decline in June compared to last year, according to the latest figures from the notaries.
There were 61,414 Spanish home sales witnessed by Spanish notaries in June, down 14% on the same time last year. Looking at the quarter, there were 169,514 sales, also down 14% year-on-year, as illustrated by the chart above.
The more interesting question is how do sales in June and Q2 compare to previous years? Looking back to when the post-bust recovery started, the second quarter was better than any year before the pandemic, only below 2021 when sales were lifted by pent up demand from 2020, and 2022 when the post-pandemic boom was in full swing. It’s the same story when looking just at June sales, as illustrated in the next two charts. So sales are down compared to last year’s boom, but still strong compared to normal years before the pandemic.
Regional picture
By select region in June sales declined the most in the islands, down 30% in both archipelagos, followed by Madrid (-18%), Andalusia (-16%), Catalonia and the Valencian region (-14% equal). Murcia was down just 3%.
