Understanding when market conditions favour sellers, and whether it makes sense to sell now or wait.

Timing matters when selling property. The best time to sell is generally when market conditions favour sellers rather than buyers. But how do you know when that is, and whether conditions are likely to improve or deteriorate?

Everyone has their own reasons for selling. Some need to sell now, whilst others have the flexibility to choose when to put their property on the market. If you’re considering selling in the next few years, understanding market conditions can help you decide whether to bring your plans forward or wait.

What makes it a good time to sell?

A seller’s market is one in which demand is strong relative to supply. Buyers compete for available properties, prices tend to rise, homes sell relatively quickly, and sellers enjoy greater negotiating power.

In a buyer’s market, the balance shifts. Demand weakens relative to supply, properties take longer to sell, buyers have more choice, and sellers may have to accept bigger discounts.

Recognising which conditions prevail, and how they are changing, can make a significant difference to your selling strategy.

How this guide helps

Every quarter, Spanish Property Insight assesses the state of the Spanish housing market to answer two questions:

  • Is now a good time to sell? Do current market conditions favour sellers or buyers?
  • What’s the outlook? Are conditions likely to become more or less favourable for sellers?

We examine property sales, actual selling prices, supply and demand, and the main headwinds and tailwinds influencing the market, including economic conditions, borrowing costs, foreign demand and government policy.

The objective isn’t to predict the precise top of the market. It’s to help you make a better-informed decision about when to sell.

A national picture, a local decision

This guide examines the Spanish property market as a whole. Local markets and property segments can behave differently, but they are often influenced by the same underlying forces.

National trends provide a useful starting point. However, deciding when to sell a particular property also requires an understanding of local market conditions.

Is now a good time to sell?

Yes, now is still a good time to sell: sales remain close to historic highs and prices are rising strongly. But market momentum is fading, particularly among foreign buyers, and conditions could become harder for sellers.

Current selling conditions
Favourable

Sales remain historically strong and prices are rising, despite falling transaction volumes.

6–12 month outlook
Weakening

The balance is gradually shifting away from sellers, especially as foreign demand slows.

Market drivers

Three headwinds and three tailwinds currently worth watching. Selected for their relevance and topical interest, they are not necessarily the most important forces at work; many other factors also influence the market.

Market driver Explanation Signal Rationale / key data
Political & housing-policy uncertainty Uncertainty over future housing rules may encourage buyers and investors to delay decisions. ↓ Headwind Snap general election on 29 November; revised housing decrees introduced in October await parliamentary approval. Any effect on sales is unquantified.
Climate & environment Prolonged summer heat may affect property appeal and buyers’ preferred locations. ↓ Headwind AEMET: summer 2026 was Spain’s hottest on record, with 61 heatwave days (36 in 2025). Some buyers may favour cooler areas; an effect on national sales is unproven.
Housing affordability Rapid price increases limit purchasing power relative to incomes. ↓ Headwind INE house prices +12.2% YoY in Q2, putting affordability under further pressure.
Population & household formation Migration, demographic growth and additional households support underlying demand. ↑ Tailwind Households +58,794 in Q2 2026.
Economy, jobs & incomes Economic growth and employment support buying capacity. ↑ Tailwind GDP +2.6% YoY in Q2; employment growing.
Mortgage availability Access to credit supports purchases despite higher borrowing costs. ↑ Tailwind Notary figures indicate strong mortgage lending in Q2; precise volume comparison to be added.

The outlook

↘ Conditions likely to become more challenging over the next 6–12 months. Sales are slowing, most noticeably among foreign buyers. That suggests the market may be moving away from a strong seller's market towards longer selling times, fewer transactions and tougher negotiations.

Prices may take longer to respond. Strong price growth and constrained supply offer support for now. If weaker demand persists, price growth could slow and prices could eventually soften. The figures do not point to an imminent crash.

What to watch: Total and foreign sales, marketing times, mortgage costs and actual selling-price growth.

What this means for sellers

Thinking of selling? Get on with it. Today's market is still favourable, but the window may be narrowing. If you are planning to sell in the coming months, consider bringing your plans forward rather than waiting for conditions to deteriorate. Prepare early and price realistically.
