Back home you probably have a local network of contacts and recommendations, but in Spain you might be starting from scratch. When choosing which professionals to work with in Spain, it is crucial to find service providers with no conflict of interst, which is eaiser said than done. For example, many people make the mistake of using a Spanish lawyer / solicitory / attorney recommended by the Spanish estate agent or developer they are buying from. Lawyers introduced by brokers and vendors can have an incentive to look after the interests of the introducer on the selling side, rather than the buyer client paying their fees. And many other kinds of introductions can have hidden kick-backs and incentives that you aren't aware of, and that might compromise the service and value you are getting. In this directory, you can find independt service providers with no hidden conflict of interests.
Also, companies and people with notoriously bad reputations are not allowed to advertise here. That said, although I do my best to filter out the bad apples, the Spanish property world is full of pitfalls, and even the best professionals acting in good faith can run into problems with their clients. I should also add that I don't own or control these advertisers in any way, and can't be held responsible for their conduct. But even if I can't guarantee you won't have any problems dealing with one of my advertisers, I can say that you won't find a better selection filtered by reputation anywhere else online. Our building surveys, which should be carried out before a property is bought or leased to identify potential problems before it’s too late, are of huge value to people buying or renting a home in Spain. The Importance of RICS Regulation when employing a surveyor in Spain
When employing a surveyor, a firm ‘Regulated by RICS’ is reassuring as you then know that as well as providing the service you need, it is also regulated by an internationally renowned and respected professional body. In a world where people, governments, banks and organisations demand greater transparency and certainty of professional standards and values, attaining RICS ‘regulated’ status is the recognised mark of property professionalism.
Survey Spain’s surveyors have all trained to graduate level and met the RICS entry standards that ensure all applicants and all new entrants into the profession meet high levels of technical ability. Thereafter, RICS members have to demonstrate that they have experience and maintain the highest standards of the profession. Similarly, Survey Spain has carefully selected the RICS members of their Network to ensure that they have wide experience and are living and working in Spain.
A professional body has to go beyond the initial training to ensure that people who enter the profession don’t let their standards drop and so all members have to comply with the requirements of Continuing Professional Development training, through formal and informal courses and support from more experienced surveyors to meet legislative or regulatory requirements. That’s an added benefit of working in a Network rather than an isolated ‘one man band’ or simple partnership.
RICS regulation provides assurance to clients, markets and the general public that members and firms operate to the standards set out in RICS Rules of Conduct and that there are sanctions if they don’t. Survey Spain’s RICS approved procedures, philosophy and ethics are in place to provide for the protection of our clients.

They include a Google Map location pin showing you the exact location of the property, a full description of the property and a taste of what it would be like to live in the geographical area of the home. We also try to include the average running costs of the property to give you some idea of the costs of ownership which will likely be a lot less than you think.
