Lawyers introduced by brokers and vendors can have an incentive to look after the interests of the introducer on the selling side, rather than the buyer client paying their fees. Regulation and bureaucracy
The mortgage market in Spain was regulated in 2019 and our team is fully qualified in accordance with the regulations. The mortgage process differs from bank to bank in Spain and in general you can expect to wait up to 12 weeks from application submission to completion. We advise you to start the application process as soon as possible.
The maximum borrowing amount for non-residents is 70% of the property price subject to valuation. For fiscal residents in Spain the maximum borrowing amount is usually up to 80%. Spanish and Portuguese banks will allow around one third of your net monthly income to cover your current financial commitments and the new mortgage repayments. We offer initial advice and a no-obligation mortgage quote free of charge. We also offer a money-back-guarantee* if a formal application is declined or is for a lower amount than originally quoted and you decide not to proceed.
Under Spanish regulations, mortgages taken out in currencies other than the currency in which you earn are considered Foreign Currency Mortgages. Changes in the exchange rate may therefore increase the equivalent value of your debt. Under the Mortgage Law 5/2019, banks in Spain have introduced mechanisms to protect consumers from exchange-rate risk. For more information, please speak to your broker.
