Heads-up about an exciting new development in the information I offer readers who own property in Spain.
For years I’ve been publishing market reports on the Spanish housing market, using data from notaries, registrars, government sources, property portals, and other market sources to help readers understand what is going on beneath the usual headlines.
Thanks to AI, which now makes it much quicker to gather, process, and present the data I already work with, I’m close to being able to offer something new: free personalised market report presentations for individual owners.
The idea is simple. If you own a property in Spain, especially if you are thinking of selling, I can prepare a short, personalised market presentation showing the local and segment context around your property.
Why this matters if you might sell
Most owners start the selling process by speaking to estate agents. That is understandable, but it is not always the best first step. Before deciding how to sell, it helps to understand the market you are entering.
Is your local market active or slowing? Are buyers around? Is your segment liquid or crowded? Are similar properties sitting online for months, or is demand healthy? Is now a reasonable time to sell, or might it be worth waiting?
You sell in a market segment, not in the abstract. Without some idea of that segment, it is difficult to interpret what agents tell you, what asking prices mean, or whether your expectations are realistic.
What the presentation will include
The format I’m working on is a short one-to-one video presentation of around 20 minutes. I’ll talk you through the key numbers in plain English, including the wider provincial market, local transaction data, active competition on the portals, and the broad segment your property belongs to.
It is not a valuation, legal review, tax consultation, or full sales strategy. It will not tell you exactly what your property is worth. But it should give you a much clearer picture of the market context, which is the right place to start.
Even if you have no immediate plans to sell, this should still be useful. Your Spanish property is likely to be one of your biggest assets. There is no harm in understanding the market that underpins it.
Why now?
Before AI, preparing this kind of personalised presentation would have taken me far too long to offer as a free service. Now I can produce something useful in a fraction of the time, combining my own data work, market experience, and the tools behind Spanish Property Insight.
AI models on their own cannot do this properly. They do not have the latest local data, they do not structure Spanish housing-market information in the right way, and they do not understand the quirks of local market segments. I know, because I have tested them at length. The results can be impressive at first glance, but not good enough if you are making decisions about a serious asset.
