Survey Spain is a company of RICS* qualified surveyors offering building surveys, snagging surveys, property valuations, and due diligence for buyers and investors  in Spain with the highest international standards of service.

We speak English and Spanish, and all our building survey and valuation reports are reviewed by a second surveyor for total professional integrity.

We are experienced, independent, conscientious, and work for our clients with no conflicting loyalties to other parties such as banks, developers, contractors, owners, estate agents, lawyers or town halls! We look after your interests, and your interests alone.

Our building surveys, which should be carried out before a property is bought or leased to identify potential problems before it’s too late, are of huge value to people buying or renting a home in Spain. These surveys aim to find defects that are in many cases not obvious to the untrained eye, identify their causes, and recommend solutions. We also check the paperwork such as deeds match the physical reality of the building. We also offer pre-occupation snagging surveys for new properties purchased off-plan or under construction.

The Survey Spain head office is in Malaga Province (Costa del Sol), but our team of surveyors and appraisal experts live and work throughout the Iberian Peninsula, from the Algarve in Portugal; all the Costas (Costa Blanca, Costa Brava, etc) and inland around Spain up to the French border, plus the Balearic (Mallorca, etc) and the Canary (Tenerife, etc) islands; and Gibraltar.

We provide current market valuations by RICS registered valuers, and expert witness valuations for legal proceedings in many other jurisdictions in connection with Divorce (Matrimonial), Inheritance (Probate), Tax and all other disputes where a Spanish property is involved. We also act for the British Government (Inland Revenue and NCA).

Our network of surveyors and valuation experts have many years of experience with residential, commercial and leisure buildings and land throughout Spain.

When employing a surveyor, a firm ‘Regulated by RICS’ is reassuring as you then know that as well as providing the service you need, it is also regulated by an internationally renowned and respected professional body. In a world where people, governments, banks and organisations demand greater transparency and certainty of professional standards and values, attaining RICS ‘regulated’ status is the recognised mark of property professionalism.

Survey Spain’s surveyors have all trained to graduate level and met the RICS entry standards that ensure all applicants and all new entrants into the profession meet high levels of technical ability. Thereafter, RICS members have to demonstrate that they have experience and maintain the highest standards of the profession. Similarly, Survey Spain has carefully selected the RICS members of their Network to ensure that they have wide experience and are living and working in Spain.

A professional body has to go beyond the initial training to ensure that people who enter the profession don’t let their standards drop and so all members have to comply with the requirements of Continuing Professional Development training, through formal and informal courses and support from more experienced surveyors to meet legislative or regulatory requirements. That’s an added benefit of working in a Network rather than an isolated ‘one man band’ or simple partnership.

RICS regulation provides assurance to clients, markets and the general public that members and firms operate to the standards set out in RICS Rules of Conduct and that there are sanctions if they don’t. Survey Spain’s RICS approved procedures, philosophy and ethics are in place to provide for the protection of our clients.

Survey Spain meets other essential parts of complying with RICS regulation in having an approved Complaints Procedure and Professional Indemnity Insurance.
