For sale direct from owner!

This charming town house was lovingly renovated to a high standard in 2006.  I has been re-wired, newly plumbed, fitted with a quality white kitchen and a full white bathroom suite.

The house has thick stone walls and the accommodation is over two floor (90M2) with two bedrooms and 1 bathroom on the first floor with a living room, kitchen and utility room with w.c. on the ground floor.

Outside there is a 50M2 walled courtyard with lemon tree and mature shrubs.  Within the courtyard, is a 4M x 4M outhouse which could be demolished and a pool installed.  Equally, the outhouse would make a fabulous craft room or workshop.

Accommodation:

Ground floor

♦  Living room/dining room has a wood burning stove and feature stone wall plus crisp white plaster.  This room is where the house is entered from the street.

♦  Kitchen is beautifully fitted with white units and a terracotta work surface. There is access from the kitchen to the courtyard and also stairs rise to the first floor.  Again, there is a small section of natural stone feature wall at the bottom of the stairs.

♦  Utility room was once a downstairs bathroom, accessed off the kitchen (which seemed wrong to the current owners who moved the bathroom upstairs).  So, the downstairs bathroom was converted into a very useful utility room with w.c.

First floor

♦  Double bedroom (rear) is the largest and overlooks the courtyard.  This is a very spacious room.

♦  Double bedroom (front) is smaller than the rear bedroom but this bedroom has a fabulous view from the window that looks over the rooftops of the town and out to the Alcornocales Natural Park.  There are wardrobes fitted in this bedroom and the chimney tube from the wood burning stove in the living room passes through this room (in the corner) to heat the room..

♦  Family bathroom has a full white suite and white wall tiles with a blue border.  Again, the view from the window is fabulous!

Amenities/fixtures and fittings:

♦  Fully re-plumbed in 2006 with the bathroom put upstairs also.

♦  Land-line telephone and Broadband are connected to the property but currently on hold for the new owners.  It is very likely there is Fibre Optic Broadband in the town but this would have to be checked out if required.

♦  Wood burning stove is located in the living room.

♦  Hot water is via an electric immersion heater and hot water tank (so you don’t have the annoyance of the gas running out when you are in the shower with soap in your eyes yet no hot water to rinse your hair)!!

♦  Mains water is connected.

♦  Mains electricity is connected and the meter is located on the outside wall of the house as required by law.

♦  Floor tiles – a different shade of terracotta colour on each floor.

♦  Windows – brown powder coated aluminium (single glazed) and some UPVC double glazing.

♦  Bars, restaurants and shops close by include three tapas bars two streets down.  A chicken rotisserie shop and a small supermarket for every day goods.

♦  The bread van (several) pass by every day and they will deliver your bread and cakes directly to your door.

Outside:

♦  The courtyard is 50M2 and fully walled and accessed through a door located opposite the house. There is a lemon tree in the centre and brick built planters that are rendered and painted white surrounding the walls.  This is a charming place to sit and relax, soak up the sun or dine alfresco during the evening.  At some time in the future, it is likely the current courtyard (‘Urban land’) could become a building plot (should the buyers wish to build an additional property). Perhaps a small guest house with patio and/or roof terrace for paying tourists/visiting family could be a great idea.  NB. The town hall of Jimena de la Frontera is currently in the process of dealing with a new town plan so all building permits are on hold whilst this process happens.  Once the town plan is complete, building permits will be issued once again.

♦  Outhouse within the courtyard of approx. 4M x 4M would make a great hobby room for art, perhaps a workshop – light and water are connected.

♦  Opportunity for a swimming pool in the courtyard is very viable.  Because the land is ‘Urban’ a pool is permissible by law, subject to the usual planning permits.  The outhouse would have to be removed to make room for the pool.  Perhaps a 5M x 5M pool would be ideal and then terraced around it (subject to a standard planning permit).

Location:

♦  Jimena de la Frontera is a relatively large town with over 9,000 residents.  The town is a beautiful white historic town with a hilltop castle and numerous plazas, restaurants, bars, shops, supermarkets, medical centre, schools and even a stunning and large municipal swimming pool.

♦  Public transport from Jimena de la Frontera is good.  It is possible to get a bus from the town to Ronda and Granada.  Plus a bus takes you to Jimena de la Frontera train station that will take you all the way to Algeciras if desired.

♦  Parque Natural los Alcornocales (the oak tree natural park) surrounds most of Jimena de la Frontera.  It is a vast natural park with rivers, lakes, specially protected oak trees, incredible wild life and many walking trails throughout the area of outstanding natural beauty.

♦  The coast is only 25 mins’ by car with the popular resort of Sotogrande being the closest.

♦  Airports – There is a choice of Gibraltar (53 mins’ by car), Malaga (1hr 35 mins’ drive) and Sevilla (2 hrs 28 mins’ drive).
