Charming 2/3 bedroom & 2 bathroom plus cloakroom detached village house in the hamlet of Barranco Ferrer, just 10mins inland from Castell de Ferro on the Costa Tropical.

For sale direct from the owner!

Competitively price yet open to sensible offers!

This charming detached village house would make the ideal permanent home for those looking for a relaxed and friendly environment in the countryside yet close to the coastal resort of Castel de Ferro with stunning beaches on the Costa Tropical.

Equally, this great value home would make the perfect holiday home – easy to “lock and leave” and with all the beaches and coastal resorts of the Costa Tropical within easy reach, this would be a great base to explore this popular region.

The property currently comes with 2 bedrooms and 2 bathrooms plus a cloak room with w.c and hand basin.  This beautiful home could easily work as a 3 bedroom house with the current dining room/snug being converted into a third bedroom (good size double).

The property is located on the edge of the small hamlet called Barranco Ferrer and has unrestricted views across the surrounding countryside.  Barranco Ferrer is renowned for being friendly and welcoming with a population of like-minded residents who live in a peaceful and relaxed way.  Privacy is respected yet neighbourly help is on hand if required.  Gatherings do take place to enjoy alfresco dining and fun in the sun if you want to join in!  The residents also set up a system whereby the community each pay a small annual fee (currently €50) to maintain the hamlet and discuss how much should be paid for the water (that comes from the very productive community water well that supplies Barranco Ferrer).  There is an annual meeting to discuss matters.

Just a few reasons why we feel this house offers a tremendous amount to new owners…

♦  Great value for money – 2/3 bedrooms and 2 bathrooms + cloakroom with w.c. & hand basin

♦  Detached and situated on the edge of this small hamlet – a friendly environment

♦  Peaceful setting with great views

♦  5-10 minute drive to Castel de Ferro and the Costa Tropical

♦  South facing terrace with plenty of space for relaxing/dining

♦  Less than an hour to Granada

♦  Beautifully presented throughout

♦  Private parking space/carport

♦  Beamed ceilings throughout

The layout of the property…

The property comes with an open plan kitchen and living area with views over the surrounding countryside to the mountains.

The living room has a feature fireplace and beams.

The kitchen has a stable door to the large patio which is great when dining alfresco and admiring the views.

A separate dining room/snug could be used as a third bedroom – it very much depends on how you wish to use the property.

The main bedroom is a good size and has a stable door leading to the front terrace and views to the mountains.

The second bedroom is a single bedroom but equally is ideal for bunk beds for children or adults.

The property has the benefit of 2 bathrooms, one of which has a large walk in shower.

A further cloakroom is ideal for guests.

The front terrace is a generous space which faces south – perfect for relaxing and dining alfresco.  There is also a stable door which leads to the carport.  This is the perfect way to keep dogs or children safe and still admire the views!

Just off the terrace is a laundry room/store.

The hamlet of Barranco Ferrer

There are approximately 20 properties in the hamlet and it is a private community.  Many  of the properties are attached or semi-detached but this property is detached and stands at the entrance to the village with unrestricted views.

Originally, it is likely this hamlet was one large working Cortijo and was broken up at some stage to form the hamlet of Barranco Ferrer.

This is why the hamlet has its very own historic water supply via a very productive water well and why much of the land around Barranco Ferrer is still farmed today.  Olive and almond trees surround the hamlet and there are also vineyards producing the famous muscatel grape well known in the area.

The residents of the hamlet of Barranco Ferrer got together and decided to set up a village fund/community fees situation for the maintenance of the village and management of the village water well.  A meeting is held once per year and it is discussed how much should be paid in community fees (currently €50 per annum) and how much for water.

The coast and the road down to Castell de Ferro

Firstly, there is the private hamlet road, then the mountain road that leads down from Barranco Ferrer, across the dry river bed and on to the A7/E15 motorway which is around 1o mins’ drive/6km.  A little further and a few minutes’drive brings you to the coastal town of Castell de Ferro.  This bustling coastal town has everything required for modern day living to include a 24hr medical centre, sporting facilities, bars, restaurants, shops and of course, the beach!

The access to the property and the hamlet of Barranco Ferrer is mainly tarmac but there is a small section where you drive along a dry river bed.  Most of the time, for years on end, a normal car is all that is needed.

The mountain roads and the mountains themselves are dramatic and enjoyed by cyclists.  The scenery is very dramatic.  In the mountains you have untouched land or land planted with almond or olive trees and then as you descend into the valley, the growing of fruit and vegetables takes over (most covered by poly tunnels).  From here, you reach the coast where the beach is backed by shops, bars, restaurants and more modern apartment blocks.  The historic town of Castell de Ferro is backed by a hilltop Moorish fort, still standing today.

Motril is where you would go for major shopping and city culture.  Motril is approx. 30km away.
