This 3 bedroom, 2 bathroom village property in Ventorros de la Laguna is made unique and special by benefitting from…

A large, first floor terrace, accessed via the kitchen and taking in a panoramic view of olive orchards, countryside and mountains. This terrace is large enough to accommodate a Jacuzzi if desired and already has a dining area covered by retracting blinds for shade.  This very spacious terrace is completely private from the road and village having only a countryside aspect.

A 160M2 basement – split into two units. The first unit is currently used for storage and as a workshop, accessed via stairs from the entrance hall of the property or via huge commercial doors with a pedestrian door.  The second unit is the largest (L shaped) – a massive space, currently only accessed from the entrance driveway (shared with the next door neighbour) via the same style of commercial metal garage door with pedestrian door within as the first unit.

The unique aspects of the property offer a lot of flexibility as follows:

Enjoy the property as it is and use the basement as the current owners do, for storage, as a workshop and to house their two cars.  There are many other options though…

♦  Convert some of or all of the basement into a separate apartment for guests. There is an area outside the basement doors that could be used as a ground floor terrace area.

♦  Convert some or all of the basement into a Casa Rural for holiday makers. Having immediate access to the countryside and close walking distance to a bar/restaurant and supermarket makes this very viable.

♦  Convert all or some of the basement into an entertainment area of the property with a home cinema, snooker table, gym, play room etc.

♦  Use the basement to run a business needing this kind of space. Perhaps a workshop for a mechanic, a carpenter, distributor etc.  In Spain, it is permissible to run a commercial business from a residential location.  Many businesses in Spain are found in basements or in what you would believe to be front rooms!

♦  Enjoy the terrace as it is or install a Jacuzzi. The terrace is South/West-facing so experiences a lot of sun and takes in the most fantastic sunsets.
