For sale direct from the owner!

3 bed, 2 bath detached country villa with a pool, separate workshop and panoramic views. The villa is not isolated due to being part of a small community of detached villas in the country hamlet of El Tejar. This home is walking distance to the historic white village of Almogia (approx. 15 to 20 mins’ walk) or 2 mins’ by car. Also, only 25 mins’ drive to Malaga airport and 30 mins’ drive to the lovely beach of Los Alamos, located between Malaga city and Torremolinos (a beautifully kept beach that few people know about!)…

The current owner has placed this light and bright villa on the market at a low price (set in a spacious plot of land with swimming pool) for a few reasons…

◊ The paperwork for the property is currently being updated so it can be sold without a problem… The property will have a fully up-dated Escritura (Deed), be newly inscribed in the Property Register and the Catastro (which forms the Land Registry as a whole). The property has a clear boundary confirmed by a Topographical Survey, so the land will also be included within the paperwork. However, as with a high percentage of properties of this age (built in 1998 in the countryside of Andalucia), this villa will never have a modern habitation licence. A habitation licence is not a legal requirement when purchasing a property, or as the name dictates, required to live in a property (it is the personal preference of the buyer).

◊ The seller wants a quick sale because he is not getting any younger (being in his mid 7o’s). He needs to move closer to friends who can help him with things in life. However, the seller is realistic that he will complete a sale at the speed the paperwork requires to be up-dated in the different registries.

◊ The seller is suffering from arthritis and now struggling to look after the land alone and he feels it is time to move into an apartment.

◊ The property needs tidying up but nothing substantial – clearing the garden of weeds mainly.

◊ If you want a property with a modern, Licence of First Occupation this is not the property for you.

◊ However, if you want to buy a property that can legally be lived in and enjoyed, but is a bargain, simply because it does not have an LFO – hurry, this property won’t stay on the market for long!

The house is situated on its own mound, (fully fenced and gated with 1,500M2 of land) which gives it privacy, yet there are a few neighbours dotted around for company.

The house benefits from 3 bedrooms (the master bedroom has an en-suite shower room) a further family bathroom, a light and bright living room with feature fireplace, very spacious sun room/conservatory/dining room, a well fitted kitchen, separate utility room and covered front terrace plus retracting sun shade.

A lovely swimming pool and vast terraced areas which take in the stunning views are a real feature of this property. You can see mountain ranges of limestone (El Torcal) to the North and to the South, the Mediterranean Sea.

Communications include Broadband Internet which is via satellite. The Broadband is unlimited and sufficient for streaming UK TV channels. A satellite dish is also installed and ideal for watching Sky TV in the UK or Northern European TV (if re-aligned).

The detached workshop is a real bonus. It has power, water and light and would make a wonderful hobby room.

In addition, there is a concrete driveway, plenty of parking, a shed for storing gardening equipment and a large log store.

This villa is being sold at a reduced price, so here are some reasons why this is a bargain…

♦ 3 beds and 2 bathroom detached villa

♦ Conservatory, workshop and a large swimming pool

♦ Great gardens with separate entrance to the lower level of the land (ideal for parking a motor home)

♦ Large area of terracing – super for sunbathing and a relaxing/dining area too

♦ Fabulous views – to the sea, to the Torcal mountain range and across surrounding countryside

♦ Mains electric, mains water and Broadband Internet (via line-of-sight)

♦ Close to Malaga city, the airport and the beaches. Also not far from the El Torcal Natural Park

♦ Built to a high standard but as is so common, the builders did not get all the correct paperwork in 1998 to allow for an LFO to be issued, however the house is not going anywhere and the enjoyment of it is does not diminish just because of one piece of paper (that is not legally necessary anyway)!

♦ The villa pays IBI (rates), Basura (rubbish collection), is connected to mains water, mains electricity and has meters installed (and no outstanding debts for services provided).

♦ The villa is recognised by the town hall as existing, legally not breaking any laws there are no impediments against the property and it can be maintained and looked after at its current size. It cannot be extended/added to (as is normal with all property on rural land in Andalucia currently), so, if you like the villa for what it is currently, you could not get a better deal!

Location

El Tejar is located just north of Almogia and many locals walk into and out of the village on a regular basis, (however this is on the country road that does not have a pavement). By car, it takes a couple of minutes to reach the first bar/restaurant, then a little further along in the old part of the historic Moorish village, further shops, bars restaurant and the large supermarket are found. Almogia even has its own police station and 24hr medical centre with stand-by ambulance.

There are two very well renowned country restaurants located in Pastelero, North of the villa, on the road to Villanueva de la Concepcion, approx. 6 mins drive. These bar/restaurants or ventas as they are known, serve superb local dishes using locally grown produce. Menu del dia for €8 (four courses plus drinks at lunch time) is particularly popular at these bars.

The larger village/small town of Villanueva de la Concepcion, nestled in the foothills of the El Torcal Natural Park and mountain range is North of the villa (approx. 30 mins’ drive). Here you will find a large selection of very good bar/restaurants, a petrol station and further shops. From Vva. de la Concepcion the road North takes you to the mountain road leading up to the summit of El Torcal. Or continue without turning off and you will arrive at the impressive city of Antequera.

Malaga city can be reached, heading South by car in approx. 30 mins.

Malaga airport can be reached, heading South by car in approx. 25 mins.

Los Alamos Beach between Malaga city and Torremolinos is 30 mins’ drive away.
